Renewable Special Uses Permits are issued for 20 years at a time and come with a number of restrictions and obligations for the use of the land (from the National Forest Homeowners website). The annual fee for this particular lot is approximately $3, 100. Clackamas County taxes are assessed on the structure itself once the cabin is built (as opposed to the whole property) and so this ends up being a relatively economical way to own a vacation property.The lot has been approved for up to a 32' x 36' footprint cabin with a loft, deck overlooking the Zigzag River, and a single gable roofline and will need to adhere to design and material parameters laid out by the Forest Service. The location of the approved cabin is flagged on the lot. The current improvements on the lot are a propane tank and a shed. The shed will need to be replaced, and a new 12' x 8' shed has been approved for construction in the same general location as the existing shed.
